Description of the Service
FSBO DocAssist is a document assistance service operated by Aligned Title & Escrow, a licensed title and escrow company in Nebraska. The purpose of this service is to provide homeowners selling without an agent access to state-specific FSBO document templates and educational guidance about the closing process.
This service is not legal advice. The documents provided are informational templates and should not be construed as legal advice specific to your transaction. Always consult a licensed attorney for legal guidance.
This service is not a real estate brokerage service. Aligned Title & Escrow does not represent buyers or sellers as a real estate broker or agent. Agent connections available through this site are optional referral services and do not constitute brokerage representation.

Limitation of Liability
To the maximum extent permitted by Nebraska law, Aligned Title & Escrow, its employees, agents, and affiliates shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from your use of this site or the documents provided through it, including but not limited to financial losses, transaction disputes, or third-party claims.
This limitation applies regardless of whether Aligned Title & Escrow was advised of the possibility of such damages. Your sole remedy for dissatisfaction with this service is to discontinue use of it.
Governing Law
These terms are governed by and construed in accordance with the laws of the State of Nebraska, without regard to its conflict of law provisions. Any dispute arising out of or relating to these terms or your use of this site shall be subject to the exclusive jurisdiction of the state and federal courts located in Douglas County, Nebraska.
If any provision of these terms is found to be invalid or unenforceable, the remaining provisions will continue in full force and effect.
